Why should a trucking company utilize the build-to-suit concept versus the buy land and build (internal) concept? There are several very good reasons for utilizing the build-to-suit method. First, the company's resources to get the projects done are minimized. The resources needed to obtain contractors, prepare shop drawings, obtain bids, secure permits, etc. is handled by the developer. Also, Kurt Stewart, Inc., will assist with coordination of the project and securing an acceptable land site as well as obtaining lease bids for the client. If the bid is unacceptable, the client has the option to look at alternative ways of developing the project without having incurred excessive out of pocket costs. Furthermore, a build-to-suit allows the client to allocate the company capital for operational resources versus real estate resources. Also, with purchase options, the client maintains the ability to purchase the terminal if the economic/market conditions warrant this action. Finally, the build-to-suit concept allows the client to proceed with the maximize number of terminal projects in a given period of time by effectively utilizing outside resources. The build-to-suit concept is a great way of maximizing the total projects while minimizing company resources and expenses. We have cultivated several developer contacts that know the truck terminal construction and development business and have the ability to construct terminals and lease them back to the client on a 10, 15 or 20-year lease back arrangement with purchase option rights to the tenant.
